Home Sharing Insurance: What Hosts Need to Check
Before listing on Airbnb or Vrbo, review what your home policy and the platform actually cover.

Tell your insurer
Guest injuries
Property damage
Lost income
The short answer
Home sharing can create insurance gaps because a standard homeowners policy may not be designed for repeated short-term rentals. Tell your insurer about the use before accepting guests. Compare a home-sharing endorsement or short-term rental policy with the platform’s host damage and liability programs, including exclusions, limits, and claim procedures.
Why It Matters
A guest can be injured, damage furnishings, leave a tap running, or cause a fire. The host may also lose bookings while a covered property loss is repaired. Our original article identified five useful review areas: liability, property damage, lost income, belongings, and local rules. They remain the right framework.
The NAIC warns that most homeowners or dwelling policies are not designed for accidents from short-term rentals. A platform’s program can help, but it is not identical to your own property insurance. Airbnb separates host damage protection from host liability insurance; each has its own terms. Vrbo’s terms differ, and a booking through one platform does not make another platform’s protection apply.
In Michigan, tell the insurer whether you rent a room while you remain at home, rent the whole residence occasionally, or operate a dedicated short-term rental. Frequency and occupancy can affect what kind of policy fits. Check local zoning, licensing, taxes, and any association rules for the address.
Five insurance questions for a host
1. Who pays for a guest injury?
Review bodily injury and property damage liability, defense costs, exclusions, and any pool, dock, or pet exposure. A personal umbrella may not automatically follow a rental use.
2. Who pays for damage to the building or contents?
Check the dwelling and personal property wording for short-term guests, theft, vandalism, accidental damage, and any deductible. Platform host damage programs may require prompt documentation and have exclusions.
3. Is lost rental income covered?
Ask whether a covered property loss triggers fair rental value or business income coverage and for how long. Canceled bookings alone may not qualify.
4. What about guest belongings?
Your property policy may not insure a guest’s own possessions. Liability for someone else’s damaged property is a separate question; do not promise guests coverage you have not verified.
5. Are all locations and activities disclosed?
Tell the insurer about an entire-home rental, accessory dwelling, hot tub, watercraft, events, or cleaning staff. A tailored policy may be needed for a dedicated rental.
Compare your policy and platform protection
Ask your agent to put the two sources side by side: covered events, exclusions, limits, deductible or retention, who is insured, defense, and how to file a claim. Platform protection may require a booking through that platform and a timely claim. Your own policy needs accurate occupancy and use information even if the platform advertises host protection.
If the property is a long-term rental or an investment property, see our rental property insurance guide. For a primary residence, review whether a home-sharing endorsement is available or a different policy form is needed.
Before the first booking
- Describe the rental use and frequency to your insurer in writing.
- Confirm the policy form, endorsements, limits, and deductible.
- Read the current platform damage and liability terms.
- Photograph the property and keep an inventory of furnishings.
- Check local and association requirements and address safety hazards.
Frequently asked questions
Does homeowners insurance cover Airbnb guests?
Do not assume it does. Coverage depends on your policy and the rental arrangement. Some insurers offer an endorsement; others require a different form.
Is AirCover a replacement for my own insurance?
No. Its host damage and liability components have separate terms and are tied to eligible Airbnb stays. Review your own policy as well.
Can an umbrella cover a guest injury?
Possibly, but rental or business exclusions and underlying requirements may apply. Disclose the use and obtain a written answer.
Does insurance cover canceled bookings?
Only when a covered cause of loss triggers the relevant loss-of-income provision, subject to limits and conditions. A routine cancellation is different.
